AEO vs SEO vs GEO: What Commercial Real Estate Firms Need to Know
By Rahul Singh, Founder & CEO, DeshTek · Published September 30, 2026 · 6 min read
The three terms
- SEO: earning visibility in traditional search results such as Google and Bing
- AEO: structuring content so search features and assistants can pull a concise, correct answer from it
- GEO: making your brand and pages likely to be referenced in answers from generative AI tools
There is no formal standard for these labels, and the industry uses them loosely. What matters is the practical work behind them.
Why CRE firms should care
Investors, owners and tenants increasingly ask AI assistants questions such as which firm handles a certain service or how a process works. If a firm's website is unclear, hard to crawl or missing basic facts, it may be left out of those answers. Commercial real estate is relationship-driven, but the first impression is often a search or an AI summary.
What they have in common
- Content that answers real questions directly and accurately
- Pages that are visible to crawlers as plain HTML, not only after heavy JavaScript runs
- Structured data (schema.org) describing the organization, services and FAQs
- Consistent business facts: name, address, phone, services and profiles
- Authority signals such as clear authorship, testimonials and links from credible sources
A practical checklist
- Give every service its own page with a clear title, headline and description
- Put a short, direct answer at the top of key pages and articles
- Add FAQ sections whose questions match how people actually ask
- Add Organization, Service and FAQ structured data and validate it
- Publish an XML sitemap and a robots.txt that allows the crawlers you want
- Consider an llms.txt file: a plain-text summary of your site for language models. Support varies by tool, so treat it as low-cost and optional
- Keep facts consistent across your site and public profiles
- Publish original, useful content on a regular schedule
What no one can promise
Nobody controls what a search engine or AI system will show. Good foundations improve your chances and make your content easier to understand, but rankings and citations are never guaranteed. Be wary of anyone who says otherwise.
Frequently asked questions
Is AEO replacing SEO?
No. They complement each other. Crawlable pages and quality content help both traditional rankings and AI answers.
What is llms.txt?
A proposed plain-text file at the root of a website that summarizes the site for language models. It is not a formal standard and tool support varies.
