Owners and investors pay attention to firms that clearly understand their market. A regular report demonstrates that knowledge, gives brokers something useful to send, and supplies content for email, social media and the website. Consistency matters more than length: a reliable, readable report each quarter is more valuable than an occasional large one.
Core metrics to include
- Inventory: total existing space in the market or submarket
- Vacancy rate: share of space that is unoccupied
- Net absorption: the change in occupied space over the period
- Asking rents: average quoted rents, with the quoting basis stated (for example NNN or full service)
- Construction: space under construction and recently delivered
- Sales activity: transaction volume, pricing and cap rates where data is reliable
- Notable transactions and leases during the quarter
Define each metric in a short note so readers know what is being measured, and use the same definitions every quarter so trends are comparable.
